How Blockcare 300 Works

With Blockcare 300, the responsibilities are shared:

  • We send out service charge demands, collect payments (including arrears), and even allow owners to pay by direct debit.
  • You remain in control of spending and repairs, uploading invoices to the portal for us to process.
  • We pay the bills and compile the service charge accounts.
  • We also handle all legal paperwork when properties are sold, including share certificates.
  • If our 5-step debt recovery process fails to secure payment, we offer NO WIN, NO FEE litigation—provided the charges have been correctly demanded in line with the lease.

Simplifying Legal Compliance

By signing up for Blockcare 300, we take responsibility for:

  • Filing annual service charge accounts and ensuring compliance with Companies House.
  • Reminding directors when key financial information is due.
  • Implementing a fail-safe budget mechanism—if no budget is submitted, last year’s amount is increased by 10% until updated.

Not a Fully Managed Service – You Stay in Control

Blockcare 300 is not a fully managed service. Instead, your block continues to be run by your directors, while we handle the accounting and administration to ensure smooth and legally compliant operations.

Affordable Pricing for Small Blocks

Our pricing structure is designed for small residential blocks:

  • £630 per year for 1-4 flats.
  • £1,050 per year for 5-8 flats.
