We have recently written a blog about the help we can offer small blocks with our virtual property management tool, Blockcare 100. This provides online guidance and support to enable you to run your building yourself. However, for those managing blocks who prefer not to collect service charge payments or do their own accounting, we’ve created Blockcare 300.

The way this service works is like this.

  • WE send out the demands, collect payments (and any arrears), owners can even pay by direct debit.
  • YOU control spending and instruct any repairs and upload the invoices to the portal for us to pay.
  • WE pay the bills and compile the service charge accounts.
  • AND, when properties sell we’ll handle all the legal paperwork, including dealing with share certificates.

And, if our 5-point debtchase procedures don’t deliver the cash, you get NO WIN, NO FEE litigation on service charge arrears, provided the money has been properly demanded in accordance with the lease.

Blockcare 300

Signing up for Blockcare 300 means we deal with Companies House and prepare your year end annual service charge accounts, ensuring that your flat management company complies with all the legal requirements around submitting returns. We will remind you by email when the information we need from you is due and if we don’t hear from you there are fail safe mechanisms in place. So if nobody sends us a budget we’ll increase last year’s by 10% until you do so.

Blockcare 300 isn’t a ‘fully managed’ service so you don’t get a Property Manager. Your block continues to be managed by your Directors. We simply take on all the hassle of the accounting and administration associated with running a block efficiently and in line with current leasehold legislation.
